ZONING

Zoning issues have a direct affect on homeowners.  Zoning decisions affect what can be built in our neighborhood, whether it involves single family homes, minimum lot sizes, multi-family condominiums, apartments, or commercial businesses.  All of these factors will have a direct effect on the character of your neighborhood, and the value of your home.

A major part of SSCN's efforts is directed in working together with the various home owners associations (HOA's) to design and protect the environment in which our citizens want to live.  Zoning issues are generally handled through the SSCN directors, each of whom is responsible for a geographic area in Sandy Springs. There is one director per city council district and three at-large. These directors work with the individual homeowners through their HOA's to help negotiate with developers to achieve development that is consistent with the character and wishes of the existing neighborhood and will not adversely affect property values.  We also work to encourage the expansion of green space within Sandy Springs through protection of wetlands, watershed and potential park sites. SSCN also works directly with the Sandy Springs Development Department to create the Land Use Plan that will best encourage future growth while preserving neighborhoods.

Zoning issues follow four steps:

1. Posting of information signs on the property

2. Public information meeting

3. Planning Commission

4. City Council Meeting

Involvement of SSCN should occur as early as possible in the process so that adequate time is available to meet with the HOAs and to negotiate with the developer if necessary.  In the event that a negotiated settlement is not reached, this will also allow sufficient time to develop an effective opposition to the proposal prior to the Planning Commission and City Council meetings.
